Tengah Town’s master plan includes a central waterway running through the 100-hectare Central Park — Singapore’s largest town-level park in a new HDB estate.
The waterway is a designed canal, similar in concept to Punggol Waterway, but integrated with the Forest Town theme. It includes:
– Cycling paths and jogging routes along the waterway banks
– Sitting areas and outdoor fitness stations
– Bridge crossings connecting different precincts
– Native vegetation and wetland plantings along the edges
It’s not a natural river. It’s a carefully engineered blue-green corridor. But for residents who jog, cycle, or walk outdoors, it creates the same feeling of waterfront living as Punggol Waterway Park — and Punggol’s waterway proximity has been a demonstrable driver of property premium.
How Does This Affect Tengah Garden Walk EC?
The EC’s site sits adjacent to the planned waterway/park corridor. Depending on the site plan and which blocks are oriented toward it, some stacks will have direct views of:
– The waterway
– The Central Park green corridor

Punggol was also marketed with a waterway concept when it launched. Waterway-facing condos (Waterway Residences, Waterway Cascadia) have consistently traded at a premium to non-waterway Punggol developments.
The Punggol data suggests a 10–15% long-term premium for genuine waterway proximity. If Tengah’s waterway follows a similar trajectory, the current 5–10% showflat premium for waterfront stacks could be underpriced.
When Will the Waterway Be Complete?
Tengah’s Central Park and waterway are being built in phases. Phase 1 of the park (closest to the first Tengah HDB precincts) is expected around 2027–2028. The full 100-hectare park, including the full waterway run, is a longer-term development.
At EC TOP (2029–2030), buyers should expect a partially completed waterway/park — usable and pleasant, but not yet the full vision. The full park will be closer to completion by MOP exit (2034–2035).
This is actually the typical EC buyer’s advantage: the “view” you buy improves over your hold period.
