- BBQ areas: book through MCST for weekend use. Don’t assume availability on public holidays
- Gym: put weights back, wipe machines, respect peak hour waits
- Corridors: quiet after 10pm — the EC demographic includes young children with early bedtimes
What EC Community Looks Like in Practice
At well-managed ECs in Singapore, informal resident communities form naturally. WhatsApp groups for the block, community noticeboard at the lift lobby, kids who know each other from the playground. It’s not unusual for Tengah Garden Walk EC residents to know 20–30 neighbours by name within the first year after TOP.
That’s not something you typically get in a private condo with 1,000 units and an absentee investor demographic.
