Industrial pays a flat 10% on AV regardless of value or owner-occupation status. This is materially simpler than residential tiers.
How Annual Value (AV) is determined for industrial
IRAS computes the AV based on estimated annual market rental of the property. For industrial:
- AV typically tracks 80-95% of actual market rent
- Reviewed periodically — typically every 3-5 years
- Owners can object to revised AV via IRAS Notice of Objection process
- For new launches, AV is set post-TOP based on initial rental comparables in the precinct
GST on industrial rental income
If the property is held by a GST-registered entity:
- GST 9% applies to rental income
- GST 9% on purchase price is claimable as input tax
- Net effect for GST-registered owners: tax-neutral on the input/output side, but compliance overhead applies
If the property is held by a non-GST-registered individual investor:
- No GST collected on rental income
- GST 9% on purchase is sunk cost (not claimable)
Income tax on industrial rental
- Rental income added to personal taxable income (or corporate tax for entity owners)
- Mortgage interest deductible against rental income
- Property tax deductible against rental income
- MCST contributions deductible against rental income
- Repairs and maintenance deductible (capital improvements not deductible — capitalised instead)
FAQ — Industrial property tax
Why is industrial taxed at flat 10%?
IRAS treats industrial similarly to commercial – both are revenue-generating assets without owner-occupation distinction (unlike residential where owner-occupation triggers preferential rates).
Can I claim GST on industrial purchase as a non-GST-registered buyer?
No. GST claim-back requires GST registration of the owning entity. Non-registered individual investors absorb the 9% as cost.
Is industrial property AV reviewed annually?
Typically every 3-5 years. Sudden market shifts (significant rental compression or expansion) can trigger ad-hoc reviews.
